Payoff is a free educational calculator. It produces mathematical estimates of loan amortization, extra-payment scenarios, and rent comparisons based solely on the numbers you enter and standard fixed-rate amortization formulas.

Real loans involve factors this tool does not model — variable rates, fees, escrow, taxes, insurance, PMI, prepayment penalties, and lender-specific rounding. Always verify figures with your lender and consult a qualified professional before making financial decisions.
2. Accuracy of results
We work to keep the math correct, but all results are estimates provided "as is" without warranty of any kind, express or implied — including warranties of accuracy, merchantability, or fitness for a particular purpose. Your lender's actual figures govern; where this tool and your loan documents disagree, your loan documents win.
3. Acceptable use
You may use the Site for personal, educational, and internal business purposes. You agree not to attempt to disrupt the Site, misrepresent its output as professional advice to others, or remove attribution when sharing its results.
4. Intellectual property
The Site's design, text, and code are owned by the Site's operator. You may link to payoff.tips freely and share screenshots or exported CSV files of your own calculations.
5. Limitation of liability
To the maximum extent permitted by law, the Site's operator shall not be liable for any indirect, incidental, consequential, or special damages — including financial losses or decisions made in reliance on the Site's output — arising from your use of the Site.
